This winter has already dumped a fair amount of snow onto Hunt Valley, Harford County, and the greater Baltimore area. All the while, there will surely be more snow in store for us before the season’s end, which means that we must be prepared for the possibility of flooding from snow melt. Job of the Quarter: Water Loss Close to Home

The “Job of the Quarter” article in our quarterly newsletters is characteristically devoted to highlighting a job that our team responded to away from home, whether it be another location within our community or another region of the country altogether. This quarter, however, our standout job did not require our crew to travel at all. As a matter of fact, the job in question occurred right here in our own Hunt Valley office and warehouse.

Strong storms rolled through the area during the evening of Thursday, June 3rd. While office manager, Tracy Summers, was working late in the office and Water Crew Technician, Brian Rhodes, was preparing to head home for the night, they discovered water rushing into the warehouse due to the heavy rain. Entering through our warehouse’s closed bay doors, the rainwater quickly became a significant concern. In just one hour, we received almost 4 inches of rain. Thanks to Tracy and Brian’s quick thinking, they were able to get people in to help that evening, which prevented us from discovering an overwhelming water loss the next morning. 

The process of remediating the water damage that we had endured was no small feat, as a large area of the warehouse was covered by approximately 1 inch of water and several other areas of our office, including the main entry hallway, main conference room, and a few individual offices, were also affected by the water. According to the Institute of Inspection, Cleaning and Restoration Certification’s categories of water involved in water damage, the water damage in our warehouse and office fell under Category 3, which is the most significantly contaminated, as it often contains “harmful pathogens'' and poses risks to human health. Therefore, it was critical that our team remediated the area quickly and safely.

Our team got to work pushing water out of the bay doors and into drains by 5:30 PM, only 30 minutes after we initially received word of the flood. Working quickly, we were able to successfully extract all of the water, cut walls, remove wet insulation, and set up drying equipment by 10 PM that evening. This was made possible by the help of about 20 crew members working late into the night. Even after the water was extracted, several members of our rebuild team worked to complete drywall and painting. By Tuesday, June 15th, work on all of the projects was finished and the affected area looked as good as new.

Making it “Like it never even happened,” for our customers and getting the job done quickly are hallmarks of every job that we complete. However, what makes this job worthy of our “Job of the Quarter” title is that it happened on our own turf, a place in which we don’t usually directly experience the stress of water damage and its possible impacts on our office’s schedule. Our team had to deal with an overwhelming amount of water and was faced with the task of removing and repacking contents from boxes that got wet in our office, while juggling an influx of calls from customers due to the storm. In order to get the job done and keep up with our clients’ needs, many of our team members made the selfless decision to turn around and head back to the office after arriving home from a long day of work. Our team members’ dedication incontrovertibly saved the day.

Navigating the 3 Types of Water Damage

The phrase “water damage” is an umbrella term that describes a variety of different situations and conditions. Every incident involving water is unique and its resulting water damage varies. It may come as a surprise that even the water itself can be categorized into a variety of classifications. The Institute of Inspection, Cleaning, and Restoration Certification details three different “Categories of Water” that are involved in water damage in homes and businesses alike. In this blog, we’ll break down these three categories of water, which can help you assess the severity of any water damage that should occur in your home or business.

The IICRC’s 3 Categories of Water

The three water categories presented by the IICRC in its S500 Standard for Professional Water Damage Restoration” article aim to classify water by its contamination level, “considering both its originating source and quality after it contacts materials present on the job site.” The document also asserts that the amplification of the water’s contamination level can be increased or decreased by both time and temperature.

Category 1- Clean Water

Water that is classified as Category 1 is commonly referred to as “clean water,” as the water’s source is sanitary and does not pose any risks from exposure. Category 1 water examples may include melting ice or snow, rainwater, and broken water supply lines. While it does not appear as though Category 1 water poses a significant risk, this water can deteriorate depending on how long microorganisms remain wet after exposure and the environment’s temperature. If the water develops an odor, its sanitation has likely worsened, dropping its classification to category 2.

Category 2- Gray Water

When water falls under Category 2, it is significantly contaminated. Upon exposure or consumption, humans can experience symptoms ranging from discomfort to sickness. A wide variety of circumstances fall under Category 2, including common household water damage situations like dishwasher discharge, washing machine overflow, and toilet bowl overflows. Category 2 water also includes a few surprises, such as punctured water beds and broken aquariums. Like Category 1 water, this water can also deteriorate to Category 3, also known as “black water.”

Category 3- Black Water

The most severely contaminated category of water according to the IICRC, Category 3 water, is commonly known as “black water.” Water of this category is “grossly contaminated,” according to the IICRC, and sometimes contains pathogens, toxins, or other “harmful agents.” Category 2 water is known to occasionally cause health concerns, but upon contacting or consuming Category 3 water, humans can experience very serious health concerns. Types of water that fall under this category include sewage, flooding that originates from seawater and rivers, as well as wind-driven rain from tropical storms or hurricanes. It is important to understand that Category 3 water is capable of carrying harmful substances like toxins and pesticides, so it is best to allow a professional to handle the situation.

Mold is a common issue in residential homes and businesses alike. Because mold problems and infestations are somewhat frequent occurrences, it is beneficial to gain a thorough understanding of what mold is, how it spreads, how it can be contained, and what we here at SERVPRO can do to help.

The Biology of Mold

Mold is a type of fungus and is more specifically classified as saprophyte. We know that there are at least 20,000 different species of mold, but there may be even more. Deriving the nutrients it needs to survive from organic matter that has decomposed, mold grows on various different types of surfaces, branching out in order to spread. These branches are called hyphae.

5 Common Types of Mold in Buildings

There are five different varieties of mold that can grow on indoor surfaces inside of buildings. The first is penicillium, which is often blue or green in color and has a texture similar to velvet. Aspergillus tends to grow in oxygen-rich environments. A third variety, chaetomium, usually takes on a cotton-like texture. On fabrics, cladosporium is the most common variety of mold that will grow. Lastly, the fifth variety is stachybotrys, which tends to grow in areas that are high in humidity and damp.

Containing the Spread of Spores

While it’s impossible to completely get rid of mold because there has always been some mold in the air and on surfaces, mold remediation seeks to contain mold spores in order to prevent mold issues from reaching extreme levels of severity. Mold begins as small spores, but its structure is capable of holding thousands more spores. Aerosolization, or any event that causes airflow to pick up mold spores, facilitates the spread of mold. When remediating mold infestations, it is critical to prevent the spread of mold spores to other, clean areas as best as possible. Therefore, we utilize advanced containment procedures, such as negative air chambers, to contain areas contaminated by mold through the use of physical barriers while we clean affected areas.

Why Should We Be So Worried About Mold?

Some types of mold, like Penicillin or bleu cheese, are not a cause for concern. Bad molds, on the other hand, can cause health effects. Additionally, while large colonies of mold become visible to the eye, mold is generally an enemy that we cannot see, making it difficult to know if materials in your home or business are contaminated.

Mold in Buildings

When buildings become infested with mold, “sick building syndrome” (or SBS), in which occupants of the building experience minor health effects that result from spending time in the building, sometimes occurs. These problems can worsen over time if air circulation is lacking in the building or the building is not being properly maintained. Above all else, HVAC systems often serve as the impetus of mold growth in buildings. Mold can quickly and easily grow in the malfunctioning drain pans, filters, and piping of HVAC systems if they are not maintained and if mold grows in HVAC systems, they double as a delivery service, spreading mold spores throughout the building.

Mold Growth Requirements

In order for mold to grow successfully, several factors are required to be present. These include mold spores first and foremost, an organic material to serve as a food source, a temperature between 32 and 122 degrees fahrenheit, water or moisture, and as little as two days’ time. In terms of organic matter, mold can feed on wood, paper, drywall, insulation, paints, starch in wallpaper paste, and caulk, just to name a few surfaces.

Preventing Mold Growth

When preventing mold growth, the response to water damage must be immediate and moisture is the most critical factor to get under control?. Often, it is more beneficial to mitigate than to remediate? mold-damaged areas. There are also several things that building owners and occupants can do to prevent mold growth. These actions include frequently surveying areas that are often overlooked, such as dishwashers, ice maker connections, washing machine connections, shower doors, and space behind the dishwasher. Additionally, washing machine connections should be replaced every 5 years. Ultimately, good ventilation, maintaining a dry environment, limiting food sources for mold, and utilizing fungicides and biocides all help in preventing mold growth in homes and businesses.

Mold Remediation Basics

Here at SERVPRO, we follow the IICRC S520 Standard and Reference Guide for Professional Mold Remediation. There are three condition levels for mold remediation as stated by the Institute of Inspection, Cleaning, and Restoration Certification. Condition 1 is Normal Fungal Ecology, which describes an indoor environment that may contain spores or traces of growth that are characteristic of a natural environment. Condition 2 is Settled Spores, indicating that indoor areas have undergone secondary contamination from settled spores. Lastly, Condition 3 is Actual Growth, in which the indoor environment is contaminated with actual mold growth.

As we explained earlier, our primary concern when working with mold is containment in order to prevent further spread. We achieve successful containment through the use of negative air chambers, which are used to isolate the area with physical barriers and negative air pressure to prevent mold spores from spreading during the cleanup process. ?In order to ensure the best results, we adhere to 5 principles of mold remediation:

What Is A Polar Vortex?

Every winter, the phrase “polar vortex” means suiting up in our warmest winter coats, hats, and gloves. The Polar Vortex refers to a zone of cold air that gravitates toward the Earth’s poles, according to the National Weather Service. We experience the Polar Vortex when that air takes a trip south during the winter via the jet stream, bringing us our own slice of Arctic air. It creates almost unbearable, cold conditions. It may come as a surprise to know that our homes and businesses, too, can suffer from the cold. Just as we need our heavy coats and cozy scarves, our homes and businesses need protection. 

Effects of The Polar Vortex

Our homes and businesses can fall victim to freezing pipes and ice dams, which can both lead to serious water damage, during the “polar vortex” of the winter. It's freezing, Arctic temperatures can cause the water inside of pipes to freeze and expand, which can result in pipes bursting. On the roof, when snow and ice accumulate, ridges of ice can form and block melting snow from leaving the roof. This is called "Ice Damming" and causes water to leak down through the roof and into the home.

How Do I Prepare?

  • Clean snow off of the roof as soon as possible. Be sure to remove any lingering snow or ice from a previous storm off the roof first.

The consequences of a toilet overflow can be devastating, damaging bathroom floors and even leaking down into the ceiling below. What Causes a Toilet Overflow?

Several different events can trigger a toilet to overflow, including a clogged drain, a blocked vent, and sewage complications.

A clogged or blocked drain prevents proper flushing, causing the toilet to overflow. In this situation, plunging the toilet may relieve the problem.

Every time you flush, air is pumped and needs replacing from the vent pipe. If the vent pipe is blocked, proper flushing isn’t possible and can eventually result in a toilet overflow. This issue usually requires the help of an experienced plumber.

Baltimore was founded in 1729, 47 years before the Declaration of Independence was signed. In terms of the “new world”, it’s an old city.

 In the last 291 years since the city’s founding, major advances in construction, engineering, and innovation have occurred. Unfortunately, Baltimore city’s sewage system has not made the advances necessary to bring it to modern-day standards. An article from www.cleanwateraction.org summarizes it best:

Although this was a best practice in the early 1900’s, using streams as open sewer pipes is a significant public health and environmental threat…”

“In 2002, Baltimore City finalized a Consent Decree… outlining how it would end the chronic sewage overflows into local streams that were fouling the Inner Harbor…”

“Between 2002 and 2016, Baltimore City completed half the work that was described in the Consent Decree - but backups of sewage into homes in Baltimore grew from a minor problem to a major hazard” According to an investigation by the Baltimore Sun, in 2004, the Department of Public Works responded to 622 sewage backups and by 2015, that number had hit nearly 5000.

We were able to handle replacing appliances for those homeowners and continued on to provide even more timely solutions.

     Even though summer is winding down, hot temperatures will persist and our air conditioning units will continue to work hard throughout the coming months. With this constant use, you may find evidence of water leaking from your home’s air conditioning unit. Although a small leak may not appear to be a cause for concern, malfunctioning air conditioning units and the persistent leaking that they can cause can lead to serious damage. Such damage often includes water damage, which can range from the growth of mold or bacteria to structural damage including ceilings caving in. There are many reasons as to why air conditioning units leak, but a clogged drain line, improper installation, and frozen coils account for the majority.

     When rust, debris, or dirt accumulate inside of your air conditioner’s drain line, it can clog, causing the drain pan to overflow. Overflowing of the drain pan can result in water leaking onto nearby objects, such as walls, ceilings, carpets, and floors. You may also experience leaking if your AC unit was installed improperly, leading to an insufficient fitting of the drain pipe. Unfortunately, washing machines can flood and strike at any moment if a seal or hose inside the machine breaks. When this does occur, cleanup must be hasty in order to protect surrounding objects from the harmful effects of water damage.

When you notice that the washing machine is flooding, immediately turn off the water to prevent any more water from escaping and unplug the washer to eliminate the chance of electric shock during the cleanup. Be sure to also empty any clothes out of the washing machine while you clean up. Use towels, a mop, or a wet water vacuum to remove any standing water from the surrounding area. To dry out the area, turn on fans and dehumidifiers. You could also open windows if the weather is pleasant. Sanitize the area and replace any items that could not be salvaged after the flood. Corrosion can eat away at pipes, rusting and consuming them until they begin to leak. Be sure to keep your eyes out for any discoloration of the water or warping of pipes, as these can be signs signifying corrosion, alongside any common visible signs of corrosion, such as rusting, on the pipe itself. Ways to avoid pipe corrosion include inspecting pipes before buying a home to make certain that they are in decent shape, having the pH of your water professionally tested, and stifling any leakage with sufficient clamps until professionals can repair the damage.

When pipes are installed, seals are secured in order to attach water connectors. These seals can break with age and/or wear, which can result in flooding. You can tell that seals are breaking or have broken if there is condensation present on the pipes or if there are any puddles of water gathering on the ground beneath the seal.
